Only Basements was founded in 2012 by architectural designer and builder Joseph Alavi with a clear vision: to create high-quality, well-designed basement spaces through a fully integrated, in-house approach. Our team includes architects, engineers, and construction managers who work collaboratively under one roof. This structure allows us to streamline every phase of the project—from design and permitting to construction and finishing—ensuring consistency, efficiency, and exceptional results. With a deep understanding of both design and building science, we’re committed to transforming underused basements into functional living spaces that add real value to your home.

We are a Toronto-based design-build firm dedicated exclusively to the transformation of basement spaces. We’ve been serving older neighbourhoods of Toronto, including Midtown, Leaside, Davisville, Lawrence Park South, Mount Pleasant East, Leslieville, East York, East Danforth, and The Beach. We specialize in unlocking the architectural potential of below-grade environments.
