Our team also studies zoning by-laws, fire code separations, and egress requirements to determine the feasibility and best approach for the proposed suite. We design for functionality and flow, ensuring that each suite operates as an independent, dignified living space.

Design and Permitting

Our in-house team prepares all the required drawings and submits all permit documentation, including:

  • Architectural and engineering drawings
  • HVAC, plumbing, and electrical layouts
  • Applications to relevant municipal authorities

We coordinate directly with the city officials to ensure all reviews, revisions, and approvals are processed promptly.

Construction

Construction starts with a clear objective: to bring the design to life and ensure a lasting, code-compliant outcome.

The scope may include:

  • Waterproofing and foundation remediation
  • Structural modifications
  • Mechanical rough-ins

All work is staged and sequenced to align with inspection milestones, ensuring every phase meets the code and passes the required inspection.
